Let Your House Sell Itself

 

Everyone who puts their house on the market wants a quick sale for the most amount of money. Unfortunately, this does not always happen. Many houses languish on the market and finally sell at a much reduced price than originally estimated.

Luckily, if you want to get top dollar in the least amount of time possible, there are a few things you can do to help your house sell itself!

One of the most important things you can do is to look at your house objectively. Some of the flaws that you have gotten used to and no longer notice, but stick out like a sore thumb to a buyer who is seeing it for the first time. You want to remove any barrier to buying - don't give them any excuse to want a lower price or to move on to the next house. It's important to address any maintanence issues and keep your house looking clean and fresh both inside and out.

Here's some tips on how you can have buyers fighting over your home:

1. Go out into the driveway or strest and look at your home from the view that those that will be buying it will see it. What sticks out as something that would cause them to think twice? These are the areas youll need to tackle first.

2. Make sure your landscaping is fresh. If there is time, reseed the lawn for a plush feel. Insure that it is nice and green as well. The bushes and trees should be trimmed neatly and free of debris and growing properly. Plant some colorful flowers - this inexpensive and easy project can make a huge difference in the outside appeal of your home. Put down a fresh layer of bark mulch.

3. Make sure there are no toys laying around. This means both inside and outside the house. This goes for bicycles, tooks and garden implements. Put everything neatly away. Don;t just shove it into the garage or shed as the potential buyers will be inspecting these areas too. Keep everythign clean and organized to show that you have taken care of your home throughout the time you have owned it. This is very appealing to potential buyers.

4. Make sure the driveway and sidewalk are free of weeds. Give them both a good cleaning and patch any cracks or holes.

5. Make sure you repair anything on the exterier like gutters, lighting and window sills. Make sure all outside electrical outlets work as well as the exterior water taps. Make sure the roofing and siding is in good repair. If you have vinyl siding, giving it a quick wash can make it look great.

6. Clean all your windows and glass on your doors both inside and out. This makes a huge difference! Don't forget to clean the sills and while you are at it, why not hit the baseboards too?

7. Give the interior a fresh coat of paint in neutral colors. If you have a bright pink room and the buyer only has boys, they are going to be turned off by the pink factor. Invest in a few gallons of paint. Look for neutral tones that are soft and warm. These will help not only to give it a more neutral look, but it will also create a cozy living area.

8. Little changes can make a big difference. Look for anything outdated that you can modernize. Get rid of the old seventies style ceiling fan. Take down anything decorations that are outdated and also remove any family photos. Fix up small broken things like closet doors, holes in the walls and broken light fixtures. These little things are things the buyer will pick up no and remeber as a negative to the house.

Most of these touch ups and fixes can be done with minimal cost and just a weekend of your time but can translate to more money and a faster house sale!
